Assistant Service Manager

The starting salary is $45k

The Elms at Clarksburg & Encore is looking for a seasoned Assistant Service Manager to help maintain this beautiful 450-apartments dual community! The ideal candidate:
has a vehicle and valid driver's license is CFC certified can take call on a rotating schedule has excellent technical skills has excellent customer care The Assistant Service Manager is to assist the Service Manager in maintaining the physical integrity of the community.
This involves insuring a safe, secure, and comfortable living environment for residents, visitors and staff.
The Assistant Service Manager will carry out assigned duties in a safe manner and other duties as requested by the Service Manager.
In the absence of the Service Manager, the Assistant Service Manager will assume all maintenance responsibilities.
Duties and Responsibilities Conduct all business in accordance with company policies and procedures, state and federal laws; eg, OSHA, ADA, Fair Housing, etc.
Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and freon.
Immediately initiates action to correct unsafe conditions; eg, broken gates leading to the pool, broken steps, broken/burned out exterior lights.
Performs routine preventive maintenance on all appropriate equipment as directed by Service Manager and Property Manager.
Inspects and maintains all tools in excellent condition.
Be aware of all utility meter cut-offs, apartment and fixture cut-offs, sewer clean outs.
Performs work area clean-up and safety related duties.
Ensures that storage areas remain locked when not in use.
Diagnoses and performs minor and routine maintenance/repair, as directed, involving the following on an as needed basis:
Electrical and plumbing (including water lines).
A/C and heating systems.
Appliances (when applicable).
Water irrigation systems.
Stairs, gates, fences, patios, railings.
Tile, carpet, flooring.
Roofing, gutters, fasteners.
Interior/exterior lights.
Fireplaces, ceiling fans.
Gas fixtures and appliances (where applicable).
Shutters, doors, cabinets, windows, sliding glass doors.
Boiler, gas and electric.
Door locks, PO boxes and locks.
Security systems (where applicable).
Ceiling leaks.
Walls.
Pool areas, tile, Jacuzzi, pool furniture.
Performs all needed make-ready repairs and services.
Assists make-ready staff as required to meet deadlines.
Reports all major repairs and need requisitions to Service Manager and Property Manager prior to any expenditure of funds.
Change locks and make keys.
Removes and transfers heavy appliances and equipment as circumstances warrant.
Assists in moving abandoned furniture, appliances, etc.

Inform Service Manager of shortages in inventory of parts and supplies.
Assists in keeping grounds neat and free of litter.
Rakes, sweeps, shovels as circumstances warrant.
Performs any additional duties assigned by Service Manager and Property Manager.
Skills Required Ability to lift 50 lbs.
Ability to keep neat and accurate records of time and materials Ability to communicate in written and verbal form Knowledge of mechanical, math, and measurements skills Ability to establish and maintain effective relationships with fellow team members and the customers Knowledge of current local, and national codes and regulations, applicable to the building trades Knowledge of the current occupational hazards, and an understanding of the necessary safety precautions, building codes and regulations applicable to the maintenance profession Thorough knowledge, understanding and demonstration of preventive maintenance Ownership and thorough knowledge of the use and care of tools and equipment necessary to perform heating, boiler, and air conditioning work, depending upon specific community Thorough knowledge of current methods, practices, tools, equipment and materials used in the building maintenance and repair trade Working knowledge of pools and pool equipment Ability to analyze a maintenance problem effectively Thorough knowledge of the operation of elevators Thorough knowledge of individual heating, ventilation, air conditioning systems and refrigeration.
Thorough working knowledge of refrigerant recovery and pertinent laws and liabilities.
Thorough working knowledge of residential electrical wiring Thorough understanding of sprinkler system and fire emergency water supplies Ability to perform all tasks associated with the duties specified Key Performance Indicators & Competencies Exhibits the following performance expectations:
